Philip J. Lukowski

Mr. Lukowski joined Waterton in 2006 and serves as executive vice president, chief portfolio manager. In this role, Mr. Lukowski is responsible for the oversight of the portfolio management team for the multifamily portfolio and collaborating with Waterton’s investors on various portfolios. Portfolio management functions include execution of annual strategic asset management business plans, hold sell analyses, valuation and appraisals, investor reporting, performance measurement, real estate tax administration and commercial leasing in mixed use projects. Mr. Lukowski participates on Waterton’s management, investment and valuation committees.

Previously, Mr. Lukowski spent 19 years at Heitman LLC, most recently as senior vice president, portfolio management. He acted as senior portfolio manager for the separate account with California State Teachers’ Retirement System. He also served as a portfolio manager for other public and corporate separate accounts. His responsibilities included implementation of asset management plans for multifamily, retail, office, and industrial properties. Daily activities included oversight of third party management, property operations, leasing and coordination of investor accounting, performance and valuations. Mr. Lukowski was also employed by the accounting firm of Pannell Kerr Forster in the real estate appraisal department while attending DePaul University.

Mr. Lukowski is a graduate of DePaul University with a Bachelor’s degree in Finance and an MBA. He served as Chairperson of the Performance Measurement Committee of National Council of Real Estate Investment Fiduciaries (NCREIF) in 1995 – 1996 and has been a member since 1989. In 2005, he also served as a member of the International Council of Shopping Centers and is an active member of the Pension Real Estate Association (PREA). Mr. Lukowski is a board member of the One for the Kids charity organization.
