Going into its 9th year, the Marcus & Millichap / IPA Multifamily Forum: Southern California is the West Coast apartment industry’s annual gathering to meet, connect, raise capital, gain market information and problem-solve today’s toughest challenges.

This one-day conference is popular among multifamily principals because of its quality, attracting the most active apartment property owners, investors, developers and professionals active on the West Coast. Key issues addressed include: urban and suburban rental trends, investment activity, the revised playbook of rehab/repositioning, changes to debt and equity markets, operational efficiencies and ancillary income, and what to know about rent control legislation.

Nothing is off the table at So-Cal Multifamily Forum:

  • How will the presidential election impact the multifamily sector?
  • What’s the right play with existing assets – buy, sell or refinance?
  • How does Southern California stack up compared to comparable metros across the US?
  • Where are rents headed and which SoCal cities have the most upside right now?
  • What are ground-up developers and re-developers doing about costs to ensure projects pencil out?
  • How is co-living changing the market, and should you get involved?
  • Which technologies and services are giving the biggest lift to income and occupancy?
  • How much should you spend on rehab per unit? Which upgrades matter most?
  • Since AB1482 passed statewide, how will rent control legislation change my business?

9:20 AM

Hero or Zero? The Future of Apartment Development & Investment across Southern California

Robust economic, demographic and employment growth conditions along with seemingly infinite demand for housing have long made Southern California one of the nations most coveted regions to invest or own apartments. Yet, last year’s passing of rent control statewide, the often laborious entitlement process and pervasive NIMBYism also make it one of the toughest regions in which to do deals or get new developments off the ground. Current conditions put into question whether the multifamily investment and development industry should stay active in California or go elsewhere for greener pastures. How and where can multifamily leaders deliver the much needed housing Californians require while meeting investors expectations?

  • Without government aid, which business models work where workforce housing developments still pencil out?
  • How has rent control changed the appetite for new construction and investment?
  • How does building ground-up compare to value add opportunities today?
  • How can Opportunity Zones be used to do what otherwise could not be done?
  • What results are co-living developers seeing and how big is the demand for co-living?
  • What creative ways are there to accelerate the development process?
  • How will this year’s presidential election impact investment activity and deal closings?

Networking Break

10:40 AM

Track A – Elections, Viruses & Brexits, Oh My!: Multifamily Investment & Finance Velocity & Deal Flow in a Topsy Turvy World

With stock markets experiencing extreme volatility and interest rates greatly reduced, the impact upon multifamily finance and investment is certain to be pronounced. Real estate like many real assets is a great hedge in turbulent times, and yet the market is already awash in equity and debt capital in search of deals. Combine this high level of competition with end-of-cycle risks, anti-landlord sentiment and persistently high acquisition pricing indicate, and perhaps now may not be the time to jump on new deals and might even be a good time to sell. Come meet and hear from active capital sources as they discuss what they are acquiring, selling and funding.

  • Should equity investors invest in new deals today, sell existing assets or wait out the uncertain end of the current cycle?
  • How much have rent control measures impacted rent forecasts, valuations and underwriting?
  • What expectations should you be setting with your investors in terms of returns and exit timing?
  • What are creative ways to reach full capitalization if you still have a gap to fill?
  • What is the best (and the worst) deal you can expect today in terms of equity and debt financing terms?

10:40 AM

Track B – Finding the Silver Lining: Innovative Strategies, Technology & Ancillary Income Opportunities

With rent control legislation impairing rent increases, the consequences to maintenance, upgrades and operations are clear: The very income which owners and operators use to maintain properties, to invest in property improvements and to provide the services and amenities is jeopardized and could lead to a period of underinvestment and disrepair. What opportunities are available for additional ancillary income and technology to improve revenue and/or control costs?

  • What do top operators think about: Artificial Intelligence Leasing Agents, Self Guided Tours / Apps, Sensors & Building Intelligence, AR / VR, Package Solutions?
  • Beyond these, what other technologies are emerging that we should pay attention to?
  • How is technology changing multifamily operational business models? And what technologies are becoming part of the core DNA of multifamily operations?
  • How are multifamily operators addressing community issues and the disconnection fostered by technology and automation?
  • What property management innovations are coming to the markets that have little to do with software or hardware?
  • Which services and amenities will residents pay more for or which are they willing to let go of? What ancillary income opportunities are there to make up for lost rent growth?
  • How do rent increases correlate to resident turnover and how has rent control impacted turnover?

11:30 AM

Track A – Bending the Cost Curve: Secrets in Multifamily Design & Construction

Development in Southern California is plagued by numerous foes: Anti-development sentiment, materials costs, labor costs, community and local governments steering a voter-agenda and slowing development makes it nearly impossible to get a project off the ground and puts considerable pressure on whether a ground-up project makes sense.

  • What are some little-known design and construction strategies that circumvent barriers that are simply too high for most others?
  • How do you work with communities who would otherwise stop you from building?
  • When is co-living the answer? How is co-living being received by cities, developers and renters?
  • Is modular ready for mainstream? What other ways can you reduce construction costs?
  • How do you build the probability of fewer cars or less workforce commuting?
  • What are the latest trends delivering sustainable apartment buildings and units?

11:30 AM

Track B – The New, New Value-Add Playbook: Updated Strategies to Rethink the Rehab Game

The value-add playbook of buying underperforming assets and investing into them by adding value and increasing rent has been a low risk high yield investment. Yet when the low hanging fruit has been picked over and rent control legislation stunts rent increases, forces many to seek new investment avenues or to change their business strategy. What does the value-add playbook look like today?

  • How does risk and reward compare between value-add and new build, today?
  • How does rent control impact existing asset valuations?
  • Should you forgo major improvements and scale down on amenities with existing assets?
  • How does rent control impact how much you should spend per unit on renovations and how much you can raise rents?
  • Is it a good time to buy or sell?
  • Where do value-add opportunities in Southern California exist?
