Out with the Old, In with the New: Winning at the Apartment Value-Add Game

When the going gets tough, some stand by the sideline while others adapt and transform with the times. The value-add opportunities that once existed in large scale are diminishing. The approach in buys a large number of units, enhancing common spaces and kitchens and baths to increase rent and see big returns are diminishing. As residents continue to seek a better quality of life, what are some of the ways to update existing assets while still seeing solid returns and where do these opportunities still exist?

Winning Battles, Fighting Wars: Preparing for What’s Ahead in The Rent Control Movement

While the effort to overturn Costa-Hawkins was repealed at the state level last November, the movement to add rent control measures is far from over. Local municipalities across California are taking matters in their own hands to add in rent control measures in an effort to solve the affordable housing crisis. Glendale and Inglewood’s recent proposal to add rent stabilization to the ballot are just two examples tipping off the idea that this fight is far from over.
