A California State of Mind: The Apartment Outlook across Southern California

Southern California has seen a record breaking pipeline of apartments coming to market year on year for almost the past decade and while the good times have been rolling, there are key indicators that development may slow. Where is Southern California in terms of its cycle and what can multifamily leaders do to succeed in these times of uncertainty?

  • Gold panning: Where deals around the area still exist with good returns
  • Strike while the iron’s hot: Opportunity zones and what you need to know to take advantage now
  • Money matters: The impact of tariffs, costs and if there will actually be relief in the near future
  • Raise the roof: Where rents are or aren’t headed and how to mitigate your risk

10:30 AM

Networking Break

11:00 AM – Track A

Cut to the Chase: Multifamily Financing Trends from Today’s Active Debt & Equity Sources

With banks being more conservative, operating partners are having to get more creative with bridging the much needed financing to get the deal off the ground. Yet, equity sources are also scrutinizing deals more and more and are less likely to expose themselves to extra risk even if a deal hangs on it. What makes a deal attractive to equity sources and debt providers who are actively investing in today’s market?

  • Managing expectations: How equity investors are viewing multifamily
  • Swinging pendulum: The interplay between interest rates and cap rates
  • Re-fi: When to refinance existing assets
  • Devil in the details: Perspectives from various types of debt providers

11:00 AM – Track B

Meet the Jetsons: Innovations in Multifamily Design & Construction

For close to a decade Southern California has been on a development boom and multifamily business has been the leader of the pack. While the pipeline of supply has been strong for years, rises rents have offset costs. Yet, in a state where costs are at an all time high, what ae some creative design and construction management decisions that create desirable places to live that don’t break the budget?

  • Reverse engineering: What amenities and common spaces residents will pay extra for
  • Tight squeeze: Reducing space, co-living and other creative solutions to get more with less
  • Double-duty: Strategies for ancillary income before leasing begins
  • Expanding boundaries: Opportunities across less-known neighborhoods

11:45 AM – Track A

Out with the Old, In with the New: Winning at the Apartment Value-Add Game

When the going gets tough, some stand by the sideline while others adapt and transform with the times. The value-add opportunities that once existed in large scale are diminishing. The approach in buys a large number of units, enhancing common spaces and kitchens and baths to increase rent and see big returns are diminishing. As residents continue to seek a better quality of life, what are some of the ways to update existing assets while still seeing solid returns and where do these opportunities still exist?

  • Two sides of every coin: Comparing the risk versus reward in ground up versus existing properties
  • Slow boil: The submarkets likely to be future hot spots
  • Eyes wide open: How to avoid getting squeezed by rising costs in labor and materials
  • Needle in a haystack: How to spot and act on a deal before others do

11:45 AM – Track B

From Fans to Fanatics: Property Management Hacks that Your Team & Residents will Love

With the surge of technological advances becoming mainstream, the expectation to have a friction free experience is not just a demand but an expectation between residents and their dwelling. While operators find themselves in a war of amenities, they are also feeling internal pressure to do more with less. The question lies, is there a nexus between reducing costs and increasing tenant satisfaction? If so, what are some of smart ways to manage, gain tenant “love” all while reducing costs?

  • The human equation: When service is a key differentiators
  • People first: Recruiting and retaining the next breed of property managers
  • Turning a problem on its head: How one company turned bad times for residents and management companies into a social responsibility effort
  • Say goodbye to the Stone Age: Bringing antiquated interactions between landlords and residents into the modern day

Winning Battles, Losing Wars: Preparing for What’s Ahead in The Rent Control Movement

While the effort to overturn Costa-Hawkins was repealed at the state level last November, the movement to add rent control measures is far from over. Local municipalities across California are taking matters in their own hands to add in rent control measures in an effort to solve the affordable housing crisis. Glendale and Inglewood’s recent proposal to add rent stabilization to the ballot are just two examples tipping off the idea that this fight is far from over. This raises the questions, what can those invested in multifamily do should in light of increased interest in rent control and what other solutions are viable to help solve housing affordability.

  • Slippery slope: A look at local municipalities and their power in this issue
  • Try, try again: The mistakes the state effort made and how they may rally enough support to pass the effort again
  • All for one: How to best champion the effort to control the growing interest
  • One for all: Uniting as an industry and creating a better solution
