2013 overview
The Marcus & Millichap Multifamily Forum DC was a hit! Over 325 multifamily investors, owners, developers, financiers, as well as other industry principals and deal makers attended on May 31, 2013 and enjoyed a full day of thought leadership and networking, see who!
The focus of this event was the enormous development pipeline of multifamily properties in the Mid-Atlantic, with a special emphasis on trends in rents and operations, government effects on the real estate market, as well as a discussion of value-add redevelopment and other higher yield investment opportunities.

Tony Williams, the former Mayor of Washington, D.C. (1999 – 2007), is the current Chief Executive Officer of the Federal City Council, an organization which serves as a catalyst for progress in the Nation’s Capital by focusing the creative and administrative talents of Washington’s business and professional leaders on major problems and opportunities that are facing the City. Prior to this he served as the Executive Director of the Global Government Practice at the Corporate Executive Board in Arlington, Virginia. He also serves as the William H. Robert Kettler is the Chief Executive Officer of Kettler, one of top multifamily housing developers in the nation. Founded in 1977, Kettler has developed some of the region’s most successful multifamily communities, including national award-winners The Metropolitan at Pentagon City, The Metropolitan at Reston Town Center, Midtown Reston Town Center and The Millennium at Metropolitan Park. However, the need for investors to put cash to work has squeezed cap rates. How do new developments compare with re-development opportunities? Will new developments force rents downward? Leverage is everything, but with low cap rates, the pressure to manage your debt financing carefully has never been greater. Increases in interest rates with no parallel increase in cap rates could quickly create an inverted capital stack, instigating a downward spiral in values and a possible sell-off. Nonetheless, today’s debt sources are numerous and eager to put capital to work. Hear a comparative discussion of debt sources for acquisitions, re-development, and new development.
